Terms of Rent
These terms are the rules for renting the studio. The agreement is between the host and the guest. Booking the studio means accepting all terms below.
Booking and payment
- Minimum stay: 3 nights
- Full payment is taken at the time of booking
- Direct booking, no platform or booking fees
- Two rates: Saver at €75/night (non-refundable) or Flexible at €95/night (free cancellation up to 14 days before arrival)
- Cleaning fee: €40, added to every booking
Cancellation
Pay less if you’re certain (€75, non-refundable), or pay €20 more and stay flexible – cancel free up to 14 days before arrival.
Inside the 14-day window on the Flexible rate, or on the Saver rate at any time, cancellations are handled case by case. Get in touch and we’ll talk it through.
Force majeure – illness, travel ban, bereavement – earns a credit for a future stay.
No-shows are handled case by case.
Date changes are allowed case by case on both rates, up to 14 days before arrival. The guest pays the rate difference only – no admin fee.
“14 days before arrival” isn’t strict. The same calendar day is fine.
Refunds go back to the original card. Timing depends on the bank. The cleaning fee is always refunded if a booking is cancelled.
Host-side cancellation is rare. If it happens, the guest gets a full refund and help finding alternative dates or somewhere else to stay.

Check-in and check-out
- Check-in from 15:00, self check-in via key safe / lockbox
- Check-out by 11:00
- Late check-out isn’t guaranteed – ask in advance
Guests
- The main guest must be an adult
- Maximum occupancy: 2 adults, or 2 adults and 1 child on the sofa bed
- The studio is set up for two – it’s not a four-sleeper
The studio – things to know before booking
These conditions are part of the booking. Please read them before paying.
- 4th floor, no lift in the building – 4 flights of stairs
- No balcony, no private outdoor space
- No air conditioning – ceiling fan only
- Heating is a portable electric heater only, no fixed heating. January and February evenings can be cold – layering up helps
- No oven – induction hob (2 zones) and microwave only
- No dishwasher
House rules
- Smoking is not allowed anywhere – inside the studio or in communal areas of the building
- Pets: 1 small dog allowed by prior arrangement only. Mention the dog when booking – it’s not an open pet-friendly policy
- No parties, no behaviour that disturbs neighbours
- The communal swimming pool is part of the building. Access and seasonal opening dates are set by the community, not by the host
What’s provided
- Wifi (fibre, up to 300 Mbps)
- Smart TV
- Induction hob (2 zones), microwave, fridge with freezer compartment
- Kettle, toaster, moka pot
- Crockery and cutlery for 4
- Washing machine
- Bath with shower over it, electric on-demand hot water
- Ceiling fan
- Portable electric heater
- Outside drying rack
All items, including the parking remote and keys, must stay in the studio at departure.
Parking
- Community parking at Kilometre 7 – not private, not reserved
- A parking remote is provided on arrival. If lost, the replacement cost is €60
Cleaning
- The €40 cleaning fee applies to every booking
- Guests leave the studio in normal living condition – washing-up done, bin emptied
- Extra cleaning charges may apply for smoking, pets that weren’t agreed, or any other misuse
Damages
- No damage deposit is taken upfront
- Damage, missing items, smoking inside, or unagreed pet stays will be charged
- The studio is checked on the departure day. If there’s a problem, the host shares the repair cost and contacts the guest
Guest responsibility
- Guests are responsible for their own safety and belongings
- The host isn’t responsible for lost or stolen items
- Lock doors and windows when leaving, keep valuables secure
Unexpected issues
Water leaks, power cuts, communal facility closures and similar building-side problems can happen and are out of the host’s control. The local property manager handles in-person issues. The host (Ernesto) lives outside Spain and responds within 24 hours. Fixes are arranged as quickly as possible.
Legal
These terms follow the laws of Spain. Any dispute follows Spanish legal rules.
